1. Choose a Realtor with Dallas Specific Knowledge
Always use a local Dallas realtor who can advise on the neighborhood and find you exactly what you want. You need someone who knows your neighborhoods and can find a house that meets your requirements. They should know the value of homes in the area and be able to recommend local home inspectors and mortgage brokers.
2. Choose a Licensed Realtor
Some people who call themselves ‘realtors’ are in fact simply sales associates. Only realtors will have access to the local multiple listing service (MLS) for their area, an essential tool for buying or selling real estate. Maintained by real estate associations in all fifty states, the Multiple Listing Service is by far the largest list of homes for sale. All licensed real estate brokers and the agents they employ are members of the local MLS. Realtors are bound to a strict code of ethics which will in turn protect you. Above all choose a realtor who works full time, not one who dabbles in home buying and selling as a sideline.
3. Choose a Specialist
Many realtors will specialize in a certain type or value of property and their knowledge will be much more in-depth. They will know the current value of properties, and will be able to tell you what is currently for sale and what has just sold in your target area. Look on the internet for the top agent in your desired location. The best realtors do not necessarily cost any more than a novice and their wide experience and contacts will be invaluable.
4. Get a Recommendation
Word of mouth is the best way to choose a realtor. Talk to everyone you know and ask which realtor they used and whether they would use them again. Business people in related fields such as lawyers, tax accountants and insurance brokers will all have realtors who they know, trust and can recommend.
5. Meet with Several Realtors
When you meet with a realtor for the first time, ask them plenty of questions such as how many homes did they buy and sell in the last year, how long have they been a realtor and what special awards they have achieved. Make sure that commission is discussed up front and if necessary negotiate a little. Go for a realtor with long-term experience, someone you feel comfortable with and can communicate easily with. After your first meeting, expect some follow-up from him/her and some enthusiasm to find you more information if required. Expect prompt call-backs when you leave a message, otherwise switch to someone who will work harder for you. Don’t work with 2 or 3 realtors at the same time as it can be counter-productive. Shop around first then choose one realtor to represent your interests or help you find what you are looking for.
